뉴질랜드에서 집 증개축할 때 - 시청 허가를 받아야되는 항목들

뉴질랜드 베이 오브 플렌티 지역의 주택   75% 가량이 시청의 허가를 취득하지 않은  불법적인 증개축이 이루어진 적이 있는 주택인 것으로 알려졌다


이와 같은 일이 벌어진 이유는 광범위하게 이루어지고 있는 DIY(Do it yourself)활동에 있어 사람들이 건축 동의(building consents) 득해야 한다는 사실을 그저 무시하거나 혹은 취득할 필요가 없다고 생각하기 때문이라고 한다

건축법에 따르면 시청의 허가 없이 주택을 리노베이션  경우 최고 20 달러의 벌금을 물어야  수도 있다


특히 요즘처럼 경기가 좋지 않을  게라지나 아래층에   가구가 생겨나는 것을 많이   있는데 시청의 동의없는 이와 같은 건물 변경 행위는 모두 불법이다


사람들은 보통 경제적 이유로 건축 허가를 신청하지 않고  DIY 개축 하지만집을 매매할  결국엔 탄로가 나서  많은비용을 지불해야 하는 상황을 맞는 경우도 생길 수 있다.  또한 전문적인 지식 없이 스스로 리노베이션을 하는 것은 잠재적으로 매우 위험한 일이   있다고 시청 관계자는 우려했다. 

 

뿐만 아니라설령 건축 허가가 필요치 않거나 면제 신청이 가능한 경우에도 건축법상 기준을 충족해야 하기 때문에 DIY 주택 증개축할 계획이라면 충분한 고려가 선행되어야 한다는 지적이다.


EXAMPLES OF WORK THAT REQUIRES A BUILDING CONSENT:

Structural building - additions, alterations, re-piling, demolition

Plumbing and drainage (except repair and maintenance)

Relocating a building

Installing a woodburner 

Installing a commercial air-conditioning system

Retaining walls higher than 1.5m

Fences or walls higher than 2m

All swimming pools and their associated fences

Decks, platforms or bridges more than 1m above ground level

Sheds greater than 10sq m in floor area


EXAMPLES OF WORK THAT DOES NOT REQUIRE A BUILDING CONSENT:

A patio or deck at ground level

Garden trellis less than 2m high

Maintenance such as replacing spouting or a piece of weatherboard

Building a small garden shed (provided it is no closer than its own height to the boundary, is under 10sq m and less than one storey high)

Irrespective of whether or not a building consent is required, all building works must be completed in accordance with the National Building Code



 Renovations, alterations - two words that could get you into costly trouble if you do them yourself without a council consent.
